Starting today, eligible homebuyers in Atlanta can take advantage of Landed’s down payment program, allowing them to reach a 20% down payment.
This announcement comes at a critical time. As The New York Times reported recently, putting down 20% is essential in competitive housing markets like Atlanta, which has seen its population grow to 506,000 people, a 19% increase since 2010. As of July, Atlanta home prices were up nearly 12% compared to last year, and the median sale price was $380,000, according to Redfin. And on average, homes in Atlanta are selling after 20 days on the market, compared to 38 days last year.
Wondering what this means for you? For starters, homebuyers must approach shopping for a home differently. Today, you need to move even faster and have a larger down payment to get your offer accepted.
I can tell you from experience that one of the most disheartening parts of my work is seeing the disappointment when people can’t afford the house they want. Many of these folks are those employed in education or healthcare, or work for local municipalities. As a result, they remain renters in the communities they serve, unable to build the wealth that home ownership brings.
